Why This Role Matters

MissionHires is seeking a Senior Estimator (Commercial Projects) to lead end-to-end preconstruction and estimating for commercial builds. Reporting to the Preconstruction Manager, you will drive project acquisition, develop and present budgets through all design phases, coordinate subcontractor solicitation and buy-out, mentor junior estimators, and partner with clients, designers, and operations to deliver accurate, timely, and ethical estimates. This role requires deep GC experience, strong MEP and CSI division knowledge, and proficiency with industry-standard estimating tools.

How You'll Contribute

  • Support Business Development with pre-planning, budgeting, RFP responses, interviews, and site visits
  • Lead preconstruction meetings, charrettes, and workshops; manage multiple preconstruction projects simultaneously
  • Create, maintain, and manage preconstruction/design schedules; present and explain budgets to clients, designers, and operations
  • Prepare estimates at all design stages (Conceptual, SD, DD, CD) with proper detail and accuracy
  • Assemble and submit bids; guide estimating team and ensure ethical standards throughout the process
  • Utilize estimating techniques across CSI Divisions 2–14 and 31–33; train and mentor assigned estimators
  • Perform system analysis of building components and MEP systems; manage MEP estimating on smaller projects
  • Complete detailed quantity takeoffs; estimate materials, labor, and equipment costs; fill scope gaps appropriately
  • Review plans/specs for constructability and general requirements; lead PP&E collaboration with operations
  • Generate value engineering/budget trending and coordinate pricing with stakeholders
  • Coordinate with self-perform estimating to determine trades, production rates, manpower, and general requirements; ensure compliance with owner contracts
  • Partner with Preconstruction Manager to finalize estimates for operations and accounting to build project budgets
  • Manage subcontractor solicitation using Pantera or similar; build/approve bid lists and ensure adequate bid coverage
  • Create bid packages and bidder instructions; coordinate with design teams to ensure complete and constructible scopes
  • Assist with subcontractor prequalification and confirm financial/experience capabilities; review and qualify bids
  • Administer buy-out: negotiate/award subcontracts, write scope exhibits, and hand off to Operations for successful execution
  • Maintain and improve estimating cost databases; mentor Project Estimators/Estimators/Preconstruction Engineers
  • Develop and maintain relationships with owners, designers, and subcontractors; represent company at industry events

What Makes You a Great Fit

  • B.S. in Civil or Architectural Engineering, Construction, or 3+ years related experience; or equivalent combination
  • 5–7+ years of commercial estimating experience, with prior General Contractor (GC) experience required
  • Proficiency with Destini Estimator, Procore, Join.Build, Bluebeam, On-Screen Takeoff, Microsoft Teams, MS Office Suite, and Pantera
  • Proven ability to read/analyze construction documents and specifications for commercial projects
  • Strong written/oral communication skills; capable of writing reports, business correspondence, and presenting technical information
  • Applied math skills: geometry, trigonometry, fractions, percentages, ratios, proportions; probability/statistical concepts
  • Problem-solving in environments with limited standardization; interpret written, oral, diagram, and schedule instructions
  • Experience delivering CM/GC, CMaR, Design-Build, and large/complex competitive-bid projects
  • Independent sales/presentation strengths for pursuits and client meetings
  • Track record collaborating with operations teams, Owners, Architects/Engineers, and subcontractors
  • Ability to manage MEP scope estimating on smaller projects and coordinate systems analysis
  • Demonstrated integrity and ethical behavior throughout estimating and preconstruction processes
